The whole property is for sale for offers close to € 420000. The Gite is to be sold furnished and other furniture in the B&B, Utility etc may be available upon negotiation.

The main part of the house has 4 double bedrooms and a large bathroom. There is a very large beamed open-plan living space with wood burning stove and a spacious modern kitchen area. There is a separate large utility space which has patio doors to the Garden The large south-facing sun room looks out over the garden to the Pyrenees.

Pechine is situated on a ridge overlooking the Leze Valley. Artigat is a small village with a thriving Bar-Restaurant, Épicerie and school whilst Le Fossat, about 10mins from the house, is a small town with a school, supermarket, boulangerie, Post Office, Tabac and sports facilities. There are restaurants and bars as well as Doctors, Dentists and pharmacy.

Pechine is about 20 mins from the departmental town of Foix and the same from Pamiers with its larger shopping centres. The southern outskirts of Toulouse are about 30 mins away. Transport links are good with both the A66 and A64 being about 30 mins away and the Airports at Toulouse being under 1 Hr and Carcassonne about 1 1/4 hrs.

The Ariege is an unspoilt agricultural well wooded region providing a range of outdoor activities with walking, canoeing, rafting, lake swimming, golf, fishing and horse-riding all being available locally with the ski slopes and mountain walks being reached in an hour, a day out at the seaside is also possible!

Cathar Castles and historic towns and villages are there to visit. Locally the Grotte De Maz d’Azil, La Rivière Souterraine de Labouiche and the pretty artist village of Carla Bayle are very popular.

The historic city of Toulouse and its many attractions is easily accessible and the Old Citadel at Carcassonne is under 1 1/2 hrs. Artigat is on the edge of Le Parc National des Pyrénées so Nature too is abundant… with animals, large and small, birds of all sorts and a wide range of wild flowers on your doorstep..and sometimes in the Garden!

There are 4 vineyards locally and artisan cheese makers are among the local food producers.

Pechine has been a family home, as well as a Gite and B&B, for over 9 years providing accommodation to both tourists and friends and families of people living in the local area.
